FOR SALE - GREAT PROPERTY, GREAT LOCATION - $174,900

Welcome to 1505 Doran Road - a completely remodeled home in an amazing location in Murray, KY.

3-4 bedrooms, 2 baths, 2400 square feet, a perfect amount of land, extra large 2 car garage, extra large 1 car outbuilding, excellent deck and tons of improvements including energy efficient HVAC and water heater make this what we believe is the best value around at $174,900.

My wife and I bought 1505 Doran in November 2009 and have completely restored it. It was a showcase home when it was built in 1984 but never updated - until now.

Check out the photos below to see how beautiful this home has become. Below that, you'll find more information, info on utilities, and the means to contact us to arrange a showing.

We hate to see it go, but we are moving to Louisville, KY to plant a church (DaylightChurch.com.) We thought we would live here for many years, but now believe God has other plans.

With vacant property on both sides and the city/county line across the street, 1505 Doran Road offers the private feeling of being toward the country while being close to everything in Murray. NEW ROOF(2010) and NEW HIGH EFFICIENCY HVAC (2011) helps save on utilities.
Not the best time of year to shoot pics, but we've spent NEARLY $10,000 IN NEW LANDSCAPING with many grounds improvements and trees planted (cherrys, maples, japanese maples, weaping willows, bald cyprus, peach, and others.) The yard comes to life in the Spring and stays amazing through the Fall.

The covered porch is perfect for sitting in rockers and watching the (uncommon) traffic. (South Doran is a dead end with new property developing that will only increase this home's value.)
Enter the large double doors (no problem moving in furniture) to a spacious foyer with beautiful new tile floor, a large coat/shoe closet, and an open floor plan.
The great room is HUGE, with high vaulted ceilings, new gorgeous maple hardwood floors accented by tile around the doors and fireplace, and lots of room for furniture and people. Between this room, the dining room, and the back deck, we have literally entertained as many as 60 people with plenty of room to spare.

This wood burning stove took nine guys to, barely, get it installed. It's a beast and capable of putting out some serious heat or just adding ambience depending on your desire at the time. There's about 2 winters worth of wood (much of it good white cedar) stacked near the outbuilding.

The tile and double doors make a great place for plants in the winter and entrance to the fantastic back yard in the other three seasons.
From the sunken great room it's only one step up to the dining area and kitchen. NEW SLIDING GLASS DOORS in the dining area contain internal blinds and the brand new flooring will have people asking, "Is that wood or tile?" (Just so you know, it's tile.)

The kitchen sports BRAND NEW OUTSTANDING GRANITE COUNTER TOPS, NEW SINK, MATCHING STAINLESS FRIGIDAIRE GALLERY APPLIANCES (staying), and plenty of cabinet space.

EVERY FLOOR THROUGHOUT THE HOUSE HAS BEEN REPLACED with either tile or hardwood. No carpet here.
Next to the kitchen is the guest bath and utility/mudroom.
This bathroom was gutted to the studs with everything new in 2011. The vanity has granite counter top.

The utility room is freshly tiled and painted with tons of extra cabinet space, countertops for plants, ironing, or folding clothes, and a NEW GE HYBRID WATER HEATER(2011 - with 10 year extended warranty from Lowes) this water heater made a drastic reduction in our utilites.
Off the utility room is the extra large 2 car garage. We've used half of it as our workout facility.
Lots of extra storage in the garage.
BR#3 - next to stairs in the hall.
BR#2 - further down the hall. The hallway contains three closets - a linen closet, a deep storage closet, and a huge under-the-stairs closet.
The master bathroom features a separate door to the hallway (no need to wake up the spouse to use it), a NEW DOUBLE BOWL GRANITE COUNTERTOP, NEW FAUCETS, NEW TOILET, NEW TILE, separate shower, and jetted tub.

The master bedroom suite is a paradise with tons of space (the pic doesn't do it justice), new ceiling fan, chair rail and textured nuetral-colored paint and a walk in closet that just keeps going. This room stays quiet and feels separate from the rest of the house.
The upstairs room is very large and could be used as an office or 4th bedroom. There is extra storage space behind the stairs and tons of space in the built in drawers, book shelves, and desk.

The back deck is large (we have three tables and chairs set up) and includes outdoor speakers and new tiled wall area for firing up the grill as hot as you'd like without melting the siding. (Yeah, I did that.)

The NEW DECK ADDITION is heavily reinforced for the use of a pool or hottub. (Pool, sand water filter, and salt water system can be included.)
The outbuilding is large enough for another vehicle but used for tons of extra storage, lawnmower, etc ...)
The back yard is large and secluded. There's enough room where we've had guests play soccer and ultimate frisbee.

In addition to all of the above listed improvements, much of the house has been reinsulated and freshly painted. There was $6000 worth of work done on crawlspace and attic improvements right before we moved in and it has been under continuous termite contract with Southern Termite, renewable at $100/year. It's in a great location as far as local schools.

Here's a link to other properties in the Murray area that compare to 1505 Doran. I don't mind posting them because I think once you've considered space, efficiency, and especially location, it would be hard to rank any of them over this property.

We have never been even slightly conservative about the utilities (we keep the thermostat at 68 in the summer and 72-74 through much of the winter and we take a RIDICULOUS amount of hot showers and baths. Our utilities averaged $277/month throughout 2012. I'm confident with a more conservative approach this could be reduced considerably.
